It is important to have a clear idea of what you want in a home before you start the search process. Chances are if you spend a little time thinking about the number of bedrooms and bathrooms, the size of your kitchen and yard, and just about any other feature, you already have an idea of what you want in every facet of your ideal home.  Be sure to consider your ideal location as well, whether you are looking for a house in the country, on the lake, or in a particular school district. And don’t forget to consider your favorite activities during the home search process.  A big kitchen or deck for entertaining, a garage for tinkering, a spare room for guests, or a jacuzzi to relax your cares away, your realtor will want to know about all of these elements in order to find the right home for you.

A comprehensive list of “must-haves” and a realistic budget to match will mean a more focused and productive search and less time spent looking at houses that fail to meet your expectations. Your list may change as you move through the home buying process, but by giving your realtor a clear list of your needs and expectations up front you are ensuring a faster, less stressful search process.  With a sold idea of what you need, and a good realtor, you can spend less time house hunting and more time enjoying all the features of your new home.
